We know that buying a new home comes with a lot of questions, so we have listed a few of the most common ones we receive. 

Before the build begins, get the answers you need.

  • Where are our developments located?
  • We build primarily in the North West of England but we are always on the lookout for new oppurtunities.
  • What projects do we handle?
  • At Redwaters we build projects of numerous different sizes, from smaller sites of 3-6 houses to larger sites of 40+ houses and commercial spaces.
  • Are our projects approved by local authorities?
  • Yes, every Redwaters development has been approved by the local authority.
  • Are architects and engineers involved in the projects?
  • Yes, every Redwaters property has been designed by a qualified architect and structural engineer.
  • How long does a typical development take?
  • Depending on the size of the development a project can take from 7-24 months.
  • Do we sell our properties directly?
  • Yes, we may partner with an estate agent on some sites but all sales are handled by our great office staff. On our social housing sites the sales will be handled by the HA (Housing Association) for the project.
  • Do we build our properties?
  • Yes, every development is ran by the Redwaters site team and properties are built with local sub-contractors.
  • How much do our properties cost?
  • We offer a wide range of differently priced properties from affordable housing to our highly bespoke houses.
  • Do our properties come with warranties?
  • Yes, every property bought from Redwaters comes with a 10-year structural warranty. Appliances supplied will also come with a 1-year warranty with a extra year available for free when the appliance is registered by the buyer following completion.
  • Is there a service charge once you have moved in?
  • On our bespoke sites residents have the choice to manage communal aspects of the developments themselves or to appoint a management company and pay an annual fee. Any service charge paid will contribute towards upkeep of communal areas, gates, street lighting and other possible communal features of the development.
  • Can you make changes to a property during construction?
  • At Redwaters we understand it is important for your house to feel like your home which is why we endeavour to meet client requests when possible. Buyers of our private sale properties have the opportunity to choose from a range of tiles and kitchen cupboards/worktops to make their home feel truly theirs.
  • What happens when you move in?
  • After completion of the purchase you will be provided with a handover pack which contains all necessary documentation such as warranty documents, building control certificates, manuals and instructions as well as keys for the property. Meter readings will be taken on handover to ensure you are not charged for any electric, gas or water usage prior to completion.
  • What is the snagging procedure?
  • As part of the handover the snagging procedure is explained to the buyer. We ask that residents take 2 weeks once they have completed to discover any snagging issues they may have and compile them in a list which once sent to us we will act on. In the rare case of a urgent snagging item that needs correcting immediately our team will jump on it as soon as reasonably possible. Redwaters will also come back to sort any mechanical or electrical issues for that arise for 2 years following completion.
